If you’ve been even remotely close to the real estate industry this year, you know how wild the market has been. Homes are sitting longer and, still, our agents are working harder than ever. Between interest rates, a shift in the buyer’s market, and a NAR settlement as the cherry on top, we’re constantly evolving to best serve our client base and keep days on market as low as possible.
At SNI, we’ve always leaned heavy into strategy and this year is no different. Here are some of the trends we’re embracing to help our properties level up.
2024 Staging Strategies
Embracing the Colorado Lifestyle: Staging in Denver is all about the wink and a nod to the perks of individual property locations. In Sloan’s Lake, it’s the paddleboard art; in Glenmoor, it’s the golf lifestyle. Knowing the neighborhoods the way a Realtor might is what helps curate the full lifestyle vision to a buyer whether they’re absorbing it consciously or not.
Neutral Palettes with Bold Accents: If you know one thing about us, it’s our attraction to bold tones and patterns. While neutral colors remain a staple in staging, our bold accents are inserted strategically to downplay dated undertones and make a home that much more memorable and inch closer to an interior design aesthetic. Not to mention the fact that our Colorado buyers are far more sophisticated and knowledgeable in design than many in the industry give them credit for.
Interior Design Edge. With homes sitting longer, our clients are taking the time to improve the value of their homes with kitchen and bath renovations and general aesthetic refreshes (something we can help with!). Go Custom on Upgrades. With interest rates resting at a new normal, we’re seeing buyers appreciate well tailored homes more than ever. They’re hitting new budgets to be able to afford the new home and want it done well. If you’re going to go through the effort of an upgrade, be a little adventurous and use a professional. Minor customizations like wallpaper and wall sconces can make a major impact on photos and lure the buyer into a space they don’t have to put more work into. You’d be amazed at what a bold bath and a few art lights can do!
